3 Bays Projects was founded by Matt Webster as the culmination of 15 years of experience in property investment and project management. After running an organisational development consulting business and then a stint with one of the big four in banking and finance, Matt made the transition to property development.
3 Bays Projects specialises in boutique infill built form and land development projects. When it comes to design and construct, we work with several established build partners to ensure the process runs smoothly with a high quality end product inline with our project concept and goals.
With key relationships across South East Queensland and beyond, 3 Bays Projects is able to access sites and development opportunities, often before they enter the market. Tapping into the knowledge and expertise of a group of key specialists, we're able to design and develop processes that ensure efficiency, while delivering high quality outcomes at exceptional value.

FOUNDER & DIRECTOR
Matt established 3 Bays Projects with over 15 years of experience spanning property investment, banking, and project management. His background provides a strong commercial lens across feasibility, funding strategy, stakeholder engagement, and development delivery.
As Founder and Director, Matt leads the strategic vision of the business, overseeing acquisitions, project structuring, financial modelling, and delivery strategy. His leadership style is grounded in collaboration and long-term thinking, ensuring each project is not only commercially viable but thoughtfully designed and responsibly executed.
Matt’s commitment to quality and disciplined development practices underpins the company’s reputation for delivering high-calibre projects across South East Queensland.
Amelia Gatheridge
EXECUTIVE ASSISTANT
With a strong background in real estate and a creative foundation in Photography, Amelia brings both practical expertise and a refined visual perspective to her role as Executive Assistant. Her degree in Photography has shaped her eye for detail and presentation - an advantage in an industry where thoughtful execution and first impressions matter.
Amelia provides high-level support to the executive team, ensuring smooth coordination between consultants, build partners, and key stakeholders. Known for her organisation, professionalism, and calm approach, she helps keep projects moving forward with clarity and structure at every stage of development.
Emily Munarin
OPERATIONS
Emily oversees operational systems and internal workflow processes that support project delivery. Her role bridges strategy and execution, ensuring timelines, documentation, and reporting structures are maintained with accuracy and consistency.
She contributes to the development of internal systems, streamlines communication channels, and supports cross-functional coordination across active projects. Emily’s attention to detail and proactive mindset strengthen operational efficiency across the organisation.
Marie Alviola
ADMINISTRATION COORDINATOR
Marie supports the administrative backbone of 3 Bays Projects, ensuring documentation, compliance records, client correspondence, and project tracking systems are well organised and up to date.
With a strong background in virtual assistance and real estate administration, she plays a key role in maintaining structured workflows and ensuring smooth information flow between consultants, contractors, and internal team members. Her ability to gather, organise, and manage data contributes significantly to streamlined project coordination.
Stacey - Marie Pettman
PROJECT ASSISTANT
Warm, approachable and deeply client focused, Stacey has built her career on genuine connection, trust and delivering exceptional outcomes. Beginning in real estate, she quickly became known for her natural ability to make people feel at ease, truly listen to their needs and guide them with honesty, empathy & integrity.
Stacey plays a key role in supporting the coordination and delivery of our projects, assisting with documentation, consultant liaison and workflow management to keep each stage moving seamlessly. She also leads our external communications, sharing project milestones and showcasing our developments to strengthen community engagement and enhance brand presence.
